Project Overview
UK-based importer and distributor of Eastern food ingredients, undertook a significant capital investment to expand its operational capacity with a new facility in Cheshire. The expansion was designed to enhance warehousing, distribution efficiency, and administrative functionality in line with business growth and increasing market demand.
Our appointment covered a comprehensive internal fit-out and space planning package to transform the shell facility into a fully operational distribution and office environment.
Scope of Works
The project encompassed a full turnkey interior construction and fit-out solution, including:
- Partitioning Systems
Installation of internal partition walls to create defined office spaces, meeting rooms, welfare facilities, and operational zones. - Flooring Installation
Supply and installation of durable, commercial-grade flooring suited to both office and light industrial usage. Finishes were selected for longevity, hygiene compliance, and ease of maintenance in high-traffic areas. - Joinery & Bespoke Carpentry
Custom joinery solutions including door sets, ironmongery, storage solutions, and integrated fixtures. Works were completed to align with operational requirements and brand presentation standards. - Washroom Fit-Out
Full installation of welfare facilities including cubicles, IPS panels, sanitaryware, plumbing connections, and hygienic wall finishes. The layout was optimised to ensure compliance with workplace regulations and accommodate staffing levels. - Kitchen Installation
Design and installation of a staff kitchen area, including cabinetry, worktops, appliances, plumbing, and finishes. The space was planned to support staff welfare and daily operational needs. - Electrical Installation
Comprehensive electrical works including lighting schemes, small power distribution, data points, emergency lighting, and compliance certification. Energy-efficient lighting systems were implemented to reduce long-term operational costs. - Decoration & Finishing
Full preparation and decoration of all internal surfaces, ensuring a professional, cohesive finish across office and communal areas. - Space Planning & Layout Design
Strategic space planning to maximise operational efficiency, workflow, and staff comfort. The design considered goods movement, administrative functionality, and future scalability.
Challenges & Solutions
The primary challenge was delivering a multi-scope fit-out within a live operational transition period, ensuring minimal disruption to the company’s supply chain activities. Coordination between trades was tightly managed to maintain programme timelines and quality control.
Careful sequencing of partitioning, first-fix electrics, and flooring works allowed efficient progress while maintaining compliance with health and safety standards in a food-related environment.
